The Beaufort-Jasper County REALTORS® Local Market Update does not isolate Dataw Island. The statistics below cover ZIP code 29920, including properties outside Dataw, and provide broader local-market context for Dataw Island owners.
Similar sales volume, longer marketing times
The broader 29920 market recorded nearly as many closings through August as it did a year earlier, but reported days on market increased. My takeaway for Dataw owners is to keep sales activity and selling speed separate when thinking about timing.
August inventory was lower than a year earlier, and the year-to-date median sale price was also lower. Those figures add context, but none identifies how a particular Dataw home performed.

Put the monthly median in transaction context
The August price comparison comes from two different groups of properties that closed. With a modest monthly transaction count, the median can shift substantially. This report does not identify the mix of properties behind the change or establish a cause. It cannot show that Dataw Island home values fell by the same amount.
The year-to-date view adds perspective
The year-to-date comparison includes a larger group of completed sales than August alone. Closings were close to last year's total, new listings were somewhat lower, and marketing time increased. The year-to-date median declined less sharply than the August-only median.

A similar closing count does not mean a similar selling timeline. The figures support watching the pace of comparable sales, but they do not establish how long a newly listed Dataw property will take to attract an acceptable offer.
The list-price measure was comparatively steady year to date. It should not be treated as a standard discount to apply to every asking price or as a complete measure of a seller's net proceeds.
What this means for Dataw Island property owners
My reading is that owners should leave room for a measured timeline and focus on the closest competing properties. The ZIP report supplies background. A useful Dataw Island comparison starts with recent Dataw sales and currently available alternatives that a buyer would realistically consider alongside your property.
Match the setting
Compare the exact location within Dataw, golf-course setting, marsh or water view, lagoon setting, lot characteristics, and proximity to club or marina amenities. A shared ZIP code does not make two homes comparable.
Match the home
Look at property type, size, layout, condition, renovation level and the age of major improvements. Keep detached homes, condos and homesites distinct in a property-level review.
Check ownership costs
Use current documents for applicable POA fees, club or membership costs, assessments and maintenance obligations. Review property-specific insurance and flood exposure. This article does not quote or establish current Dataw fees or requirements.

Keep the geography, period and measure separate
Geography: this ZIP-level table does not provide Dataw-only sales counts, a Dataw median, or results for particular sections, views or property types within Dataw. No detached-versus-condo breakdown can be manufactured from it.
Period: monthly figures describe August; year-to-date figures cover January through August. Inventory measures available listings at month end and is not a cumulative year-to-date total. The report's blank YTD inventory entries mean unreported, not zero.
Measure: the median is the midpoint of the properties that sold, not an appreciation index. Days on market describes reported marketing time for the sales sample, not a promise for a current listing or the entire listing-to-closing process.
Sample and rounding: the MLS cautions that small samples can exaggerate percentage swings. Its published percentage changes may not reproduce exactly from the rounded figures displayed. Changes in a percentage measure should also be distinguished from percentage-point differences.
Separate time windows: the historical median chart in the original report uses a rolling 12-month calculation. That chart is not the same measure as either the August median or the January-through-August median in the tables above.

The August month-end count was lower than in August last year. This is a year-over-year comparison, not a comparison with July. It does not identify the number of listings available inside Dataw.
What is happening with closed sales?
August and year-to-date closings were slightly below their matching periods last year. The difference was much smaller than the change in the monthly median price, which is why sales volume and price should be read separately.
Does the lower ZIP-wide median mean my Dataw home's value fell?
No. A median describes a group of sold properties, and that group changes. An individual value assessment requires comparable Dataw sales and adjustments for the property's setting, condition, size and other relevant characteristics.
Can this report compare golf-front and waterfront homes inside Dataw?
