The highest-fee community is not automatically a bad value, and the lowest-fee community is not automatically the best deal. The question is what the fee covers and whether the lifestyle, amenities, condition, reserves, security, access and resale demand justify the cost.

A private-club community may include golf, dining, club staff, fitness, tennis, security, reserves and common-area maintenance. A beach condo regime may include exterior insurance, building maintenance, pool, pest control, landscaping and reserves.
