What the Monthly Numbers Show

August recorded fewer closings and longer marketing times than August 2025. Inventory was only modestly higher. Those are useful distinctions: the report shows slower sales activity without a large increase in the number of available properties.

The August median rose to $499,265, but that figure describes the middle sale price among the properties that closed across 29902. It does not establish that a Mossy Oaks home gained 8.4% in value. There were 21 closings in this month's sample, compared with 33 a year earlier.

The list-price measure also softened. That is worth reviewing alongside the actual terms of comparable sales, but it is not a standard discount to apply to an asking price. It does not account for every seller cost or concession.

New listings also declined, from 358 to 322. Both the flow of new listings and completed sales were below last year's pace. The report measures those changes, but it does not establish why they happened or which neighborhoods drove them.

What This Means for Mossy Oaks Property Owners
