The Beaufort and Jasper County real estate market showed significant signs of growth and stability in November 2024, reflecting positive national trends in the housing market. This month’s data offers valuable insights for both buyers and sellers, highlighting increased activity, rising home values, and improved inventory levels.

National Trends: A Boost in Existing-Home Sales

U.S. existing-home sales rose 3.4% month-over-month and 2.9% year-over-year to a seasonally adjusted annual rate of 3.96 million units, according to the National Association of REALTORS® (NAR). This marks the first annual gain since July 2021. Lower mortgage rates in late summer and early fall contributed to increased sales across all four regions, underscoring the importance of market timing for real estate activity.

Nationwide, the number of homes for sale rose by 0.7% month-over-month and 19.1% year-over-year, reaching 1.37 million units—equivalent to a 4.2-month supply at the current sales pace. Despite the broader selection of properties, sales prices remained strong, with the median existing-home price climbing 4% year-over-year to $407,200.

Local Market Highlights: Beaufort and Jasper Counties

The Beaufort and Jasper County markets mirrored the national momentum, with robust increases in activity and values. Here are the key metrics:

  • New Listings: Up 18.4% to 212 units, providing buyers with more options to choose from.

  • Pending Sales: Increased by an impressive 37.7% to 212, reflecting heightened buyer activity and confidence.

  • Inventory Levels: Grew by 67.2% to 891 units, improving the balance between supply and demand.

Rising Prices and Market Demand

The Median Sales Price climbed 9.3% year-over-year to $466,250, driven by steady demand and limited supply in the region. This increase underscores the continued desirability of the Lowcountry as a prime destination for buyers, whether for primary residences, vacation homes, or investment properties.

Longer Selling Timelines

The Days on Market rose by 28.1% to 114 days, indicating that homes are taking longer to sell. This trend could reflect increased inventory levels and a more balanced market, giving buyers more time to make decisions. However, sellers should remain competitive in pricing and presentation to attract offers.

Months Supply of Inventory

The Months Supply of Inventory rose significantly, up 64.0% to 4.1 months. While still leaning toward a seller’s market, this metric suggests that buyers are gaining more negotiating power as inventory levels improve.

For buyers, the improved inventory levels and stable mortgage rates create an excellent opportunity to find the perfect property. With more homes on the market, there is greater choice and less urgency compared to previous periods of limited supply.
