Shipyard Real Estate Market Update: August 2026

Shipyard's condo and villa sales moved at a slower pace through August, while the detached-home report reflects a much smaller group of transactions. Here is what the separate MLS reports show and how property owners can use the numbers.

Quick-read market takeaway

Fewer condo and villa sales, with longer marketing times

Shipyard recorded 33 condo and villa closings through August 2026, compared with 48 a year earlier. Year-to-date days on market rose from 98 to 159, and August inventory increased from 21 to 25 properties. Taken together, those figures point to more available choices alongside a slower pace of completed sales.

The detached-home picture needs a separate reading: 11 year-to-date sales, up from eight, but only one closing in August. That single sale cannot establish a typical monthly price or selling timeline for the entire community.

Shipyard condo and villa market

Sales activity slowed even as the YTD median edged higher

Through August, Shipyard condo and villa closed sales decreased from 48 in 2025 to 33 in 2026, a reported decline of 31.3%. New listings also fell over that period, from 63 to 45. August inventory nevertheless stood at 25 properties, compared with 21 a year earlier, a 19.0% increase. New listings measure properties entering the market during a period; inventory measures the available stock at the reporting snapshot. Those measures answer different questions.

Year-to-date days on market until sale increased from 98 to 159. The MLS reports that change as 61.3%. These figures describe the properties that closed, rather than a guaranteed waiting period for properties currently listed.

The year-to-date median sale price increased 2.9%, from $607,450 to $625,000. That higher median does not cancel out the slower sales pace or longer marketing times. The median is the midpoint of the transactions that closed; it does not measure the change in value of every Shipyard condo or villa.

What happened in August alone?

August had five condo and villa closings, compared with 11 in August 2025. The monthly median was $560,000, compared with $600,000, and days on market until sale were 263 versus 134. Seven new listings entered the market, compared with five a year earlier. With only five sales in the current month, the year-to-date comparison provides broader context, although 33 transactions still do not represent every regime, floor plan or property condition.

Percent of list price received was 95.6% for August and 95.9% year to date, compared with 96.1% and 96.7%, respectively, in 2025. This measure helps describe completed transactions, but it does not establish the discount to expect on a particular listing. The report excludes sale concessions and downpayment assistance from the starred price measures.

Eleven YTD sales, but just one August closing

Shipyard detached homes recorded 11 closed sales through August 2026, compared with eight in the same period of 2025, a 37.5% increase. The YTD median sale price rose from $899,950 to $1,110,000, a reported increase of 23.3%. Both comparisons come from small groups of homes, so neither should be treated as a value adjustment for an individual property.

YTD days on market increased from 79 to 131, while percent of list price received moved from 97.6% to 96.4%. New listings declined from 14 to 11. August inventory was one detached home, compared with four a year earlier. That limited inventory is useful context, but the report alone does not establish the negotiating position or likely selling time of every home.

Why the August-only figures need special care

There was one detached closing in August 2026 and none in August 2025. The current month's $879,000 median, 97.8% of list price received and 546 days on market therefore describe that single closing. The 546-day figure is not a reliable expectation for a typical Shipyard home. No new detached listings were reported for August 2026.

Small-sample warning: the MLS cautions that percentage changes can appear extreme with limited transactions. Even the detached YTD figures are based on only 11 sales versus eight. The original report displays $0, 0.0% and 0 days for August 2025 because there were no closings. The table labels those entries “No sales” so they are not mistaken for actual zero-dollar prices or instant sales. No meaningful percentage growth rate can be calculated from a zero-sales base.

Owner perspective

What This Means for Shipyard Property Owners

For condo and villa owners, I would read sales volume, marketing time and available competition together. A slightly higher YTD median does not, by itself, establish that selling has become easier. For detached owners, I would place more weight on the closest comparable sales than on the latest monthly median, because one closing accounts for the entire August result.

Start with the correct property type and location within Shipyard. Individual comparisons also need to consider condition, renovation level, golf or lagoon setting, view, regime or POA fees, assessments, insurance, flood exposure, maintenance and rental rules. These are property-level considerations, not causes identified by these MLS reports. A community statistic cannot replace a review of the actual property and its most relevant alternatives.

How to Read These Numbers

Keep property types separate

Detached homes and condos or villas have different transaction samples and price ranges. Combining their medians or marketing times would hide those differences.

Compare matching periods

August is one month. YTD covers January-August. Compare each with the same period in the prior year. The historical chart in each source uses a rolling 12-month calculation, which is a different window from YTD.

Read price with the sales count

A median describes the middle of the sales that occurred. Changes in the set of properties sold can affect it. A higher or lower median is not an appreciation or depreciation rate for each property.

Separate context from predictions

Days on market describe completed sales. Inventory describes available properties at a point in time. Neither promises when an individual property will sell or what an offer will be.

Percentage changes quoted in this article are the MLS report's published figures. The source notes rounding and small-sample limitations, so recalculating from displayed values may not reproduce every published percentage. A change in percent of list price received is also different from a percentage-point difference. Starred price measures exclude sale concessions and downpayment assistance.
